Ready or off-plan in Dubai: which is better for rental yield?

Ready, if you need income now: it rents from the day of transfer. Off-plan suits capital you can leave idle for two to four years, for lower entry costs.

Sandor Domokos 8 min read

It depends on whether you need the income now. If you do, buy ready: a completed unit lets from the day the title transfers, and a fixed-term tenancy already in place passes to you (Dubai Land Department, Law 26 of 2007). If capital can sit idle for two to four years, off-plan offers lower entry costs and staged payments, but no rent until handover, which August 2026 launches quote for late 2028 to late 2030 (Bayut, 17 Aug 2026).

Key facts

  • Gross yields in the first half of 2026: near 7 per cent for apartments and 5 per cent for villas, market-wide (Khaleej Times, 30 Jul 2026).
  • Purchase costs on AED 2 million: about AED 127,000 to 132,000 for a ready unit bought in cash, about AED 81,000 off-plan (Dubai Land Department, 2026; Property Finder, 27 Apr 2026; Bayut, 12 Aug 2026).
  • Mortgages: up to 80 per cent on a first completed home under AED 5 million, 60 per cent on an investment property, 50 per cent on anything off-plan (Central Bank of the UAE, Circular 31/2013).

What does a ready unit earn today?

Cavendish Maxwell's estimate for the first half of 2026 puts apartment yields near 7 per cent and villas at 5 per cent (Khaleej Times, 30 Jul 2026). Property Finder places the prime areas closer to 4.5 to 5.5 per cent (Property Finder, 8 Jun 2026).

Every yield in the table is Bayut's "projected ROI" for the first half of 2026: gross, a trimmed mean of asking prices and asking rents advertised on Bayut.com, not transactions (Bayut, 2 Sep 2026). Service charges, vacancy, management and a new building's first-year void sit between a gross figure and cash in hand; no source we read publishes a net yield. The Land Department publishes rents, not yields: its Rental Index gives the average rent by area, property type and rooms (Dubai Land Department, 2026), the figure to test an asking rent against.

What does off-plan give up, and what does it gain?

It gives up rent for the length of construction. August 2026 launches quote handover between the fourth quarter of 2028, for Enchante in Arjan, and the fourth quarter of 2030, for Golf Trails at Emaar South (Bayut, 17 Aug 2026). Dates slip: of 47,000 units scheduled for the second half of 2026, Cavendish Maxwell expects 14,000 to 23,500 to complete (Khaleej Times, 30 Jul 2026).

It gains staged payment: post-handover plans run three to five years, occasionally ten (Bayut, 26 Aug 2026), with 30 to 60 per cent of the price due after the keys (Property Finder, 30 Jun 2026); the mechanics are in [how Dubai off-plan payment plans work](/insights/a-buyers-guide-to-off-plan-payment-plans-in-dubai). Launch prices are described as below completed stock in the same area (Betterhomes, 28 Mar 2026); no trusted source publishes the gap, so we quote none. Each instalment sits in a project escrow account beyond the reach of the developer's creditors (Dubai Land Department, Law 8 of 2007).

In August 2026 "the 4% DLD waiver is back across Dubai's new-launch market", worth about AED 77,645 on a median apartment, alongside reduced booking amounts and "service charge support for a limited period" (Betterhomes, 11 Aug 2026). It is practice, not a rule: check in the SPA whether the developer pays the fee or has adjusted the price.

What does AED 2 million buy?

Ready: over the past twelve months the average advertised studio was AED 842,000 at a 6.43 per cent yield, the one-bedroom AED 1,578,000 at 5.82 per cent and the two-bedroom AED 3,126,000 at 5.08 per cent (Bayut, 26 Aug 2026). The budget buys the average one-bedroom, or a two-bedroom in a mid-tier or affordable area. Townhouses under AED 2 million average AED 1.82 million in DAMAC Hills 2 at 6.22 per cent and AED 1.58 million in Dubailand at 5.89 per cent (Bayut, 2 Sep 2026).

Off-plan: the popular apartment locations in the first half of 2026 were Jumeirah Village Circle, Jumeirah Village Triangle and Al Jaddaf in the mid-tier, and International City, Dubai South and Dubai Investment Park in the affordable segment (Bayut, 2 Sep 2026). No page we read published launch prices, so we do not say what the budget buys off-plan; ask for the price list and the payment plan together.

How does resale differ?

A ready unit sells at any time: the seller obtains the developer's e-NOC and the buyer pays the 4 per cent Land Department fee again (Dubai Land Department, 2026). An off-plan sale not entered in the Interim Real Property Register is void, and the developer may charge only Land Department-approved administrative costs on transfer (Dubai Land Department, Law 13 of 2008). The threshold is contractual: Emaar's units are non-transferable before 50 per cent is paid (Emaar, 2026), Ellington's after 30 per cent on most projects (Ellington Properties, 2026), and the market norm is 30 to 40 per cent (Property Finder, 23 Jun 2026). The process is set out in [selling an off-plan property in Dubai](/insights/selling-an-off-plan-property-in-dubai-key-considerations).

What does it cost to hold each?

Service charges are approved by RERA per project and year and published in the Service Charge Index (Dubai Land Department, 2026). Examples per square foot as published: Downtown Dubai (Bellevue Towers) AED 24.09, Jumeirah Village Circle (Binghatti Corner) AED 17.05, DAMAC Hills 2 villas AED 5.03 (Property Finder, 19 Jun 2026). On a ready unit the figure is known before you buy; off-plan it is not approved until the building is. The 5 per cent housing fee is billed to the occupier through DEWA (Bayut, 13 Mar 2025), so the tenant pays it on a let unit, and every lease must be registered with RERA (Dubai Land Department, Law 26 of 2007).

What is the tax position?

Identical on both routes. There is no personal income tax (u.ae, 2026). Residential rent and resale are exempt from VAT, the first supply of a new home within three years of completion is zero-rated, and 5 per cent VAT applies to fees, commission and services (Ministry of Finance, 7 Sep 2026). An individual's real estate investment income falls outside corporate tax where the activity does not require a licence (Federal Tax Authority, Oct 2024).

Our view

In our experience the choice resolves on the objective, not the market. A client who needs income now, or is buying with debt, is better served by a ready unit whose rent, service charge and building can be verified before exchange. A client whose capital can sit for two to four years may prefer off-plan for its lower entry cost and staged payments, once the developer's record and escrow position are checked.

To compare the two routes on your own numbers, our free investment calculator models the instalment schedule, growth and yield over the holding period you set.

We advise settling the objective before the area, and testing every yield you are shown against the Rental Index and the Service Charge Index for the actual building. We make no forecast of prices or yields. Frequently Asked Questions

Ready, if income is the objective: it rents from transfer and a sitting fixed-term tenancy continues (Dubai Land Department, Law 26 of 2007). An off-plan buyer pays instalments with no rent against them until handover, 2028 to 2030 on August 2026 launches (Bayut, 17 Aug 2026).

On Bayut's asking data for the first half of 2026: Discovery Gardens 9.06 per cent, International City 8.79, Dubai Silicon Oasis 8.23, Al Furjan 7.69, Town Square 7.45 and Jumeirah Village Circle 7.15 for apartments; townhouses under the budget show 6.22 per cent in DAMAC Hills 2 and 5.89 in Dubailand (Bayut, 2 Sep 2026). All are gross.

Cheaper to transact: about AED 81,000 on AED 2 million against AED 127,000 to 132,000 ready, and under AED 2,000 where a launch carries the 4 per cent Land Department waiver (Dubai Land Department, 2026; Property Finder, 27 Apr 2026; Betterhomes, 11 Aug 2026). Whether the price per square foot is lower is not published by any trusted source we read.

Only within the Decree 43 of 2013 slabs: nothing if the rent is under 10 per cent below the index, then 5, 10, 15 or 20 per cent as the gap widens, with 90 days' written notice (Bayut, 21 Aug 2026).

The SPA governs, the Land Department may conciliate, and damages are for the courts (Khaleej Times, 8 Dec 2024). Your payments stay in escrow, and if RERA cancels the project they are refunded in full (Dubai Land Department, Law 8 of 2007; Dubai Land Department, 2018).
